Pre-assembly
Pre-fabrication and pre-manufactured products are an integral part of our construction planning process. We identify opportunities for pre-assembly of complex project components in the early design and pre-construction phases of each project, working with the engineers, our detailers, and field crew to create time efficiencies and cost savings.
Project-specific needs are evaluated during constructability review meetings to determine whether pre-manufactured and/or pre-fabricated assemblies best serve the project.
Pre-Fabrication
The most common definition of pre-fabrication is the manufacture of parts or systems in an off-site venue. Our approach to pre-fabrication is not constrained by the location in which pre-fabrication takes place. The goal is to reduce the time and costs of construction, improve quality and safety, and minimize environmental impacts whenever possible. We have found through experience that, depending on project logistics, these goals can be successfully achieved both off-site in our own warehouse facility and on-site in available dedicated spaces.
Pre-Manufacturing
Pre-fabrication is only one way of saving time and money on complex constructed assemblies. We will often purchase pre-manufactured items that we have proven are comparable in quality and more cost-effective than those we could pre-fabricate in our shops or on the job site. These items, much like the pre-fabricated items, help reduce installation time and improve the overall efficiency of the project without compromising quality.
Cochran provided Design/Build responsibilities on the tenant improvement build-out of the Chinook Office Building Project. The new 296,000 square foot Chinook Building, located on Goat Hill, features a 13-story office building, with a day care center and retail space on the main level and two levels of below grade parking containing 87 stalls.
Electrical Construction & Maintenance magazine ranked Cochran 43rd in their 2007 Top 50 Electrical Contractors Listing. Cochran was the only electrical contractor for the state of Washington ranked in the top 50.
